We lived there for 12 years and the sand flies (gnats) are unreal.

I absolutely aspire to be a part of a few GP teams doing the investor relations end and raising what I can in the near future, but feel like I have to have a very solid relationship with them, fly to the markets and check out the building/area and get a VERY solid picture of what’s going on, meet the rest of the team in person for lunch, take like 6 months to build a relationship with them and kinda date them in a way etc. before considering working even working together….I know some of that is probably overkill but it is just my initial thought from a core value and genuine relationship building standpoint and if I am confident putting my investors capital as well as my name & reputation on the line.

After that, just put money away and look to buy into cheaper markets...and STR/MTR if you want to stay in south FL. I

The years are flying by, but when Wynwood was the Little San Juan, it was just as bad as Liberty City or maybe more similar to the way Allapattah is now.

Hell, even when I lived in FL, I wouldn't rent a place that didn't have a pool.

I know that I may be leaving money on the table but I don’t see myself flying out & looking at every property.

Understanding the difference between a breach of contract vs. a criminal act is extremely important.Thankfully, I have had the benefit of learning from seasoned investors not bank admins. or fly by night guru's.

(1) If possible, drive or fly into town for a few days and explore neighborhoods.(2) Identify experienced people in the market who are competent, trustworthy, and who you enjoy working with.(3) Always pay for an independent property inspection on any property you are buying.(4) Never buy any property with you last dollars. 

I know you said buy and hold, but with interest rates as low as they are and homes like this flying off the market above appraisal value, why not sell that and leverage yourself into something (or multiple somethings) and just cash flow them over the long term?

Property Management is like flying an airplane.
