Hey Ryan, if you're considering between other states I would check out Cleveland, OH.It's a great opportunity for fix and flips and turnkey opportunities.

I understand that there are multiple paths I could take, such as rentals, flips, or wholesaling, and I'm trying to figure out which path aligns best with my goals and current situation.Here's my question for all seasoned investors: What would be your first step if you were starting your investment journey today with the knowledge you now possess?

We planned to live here for two years, do a "live and flip", and then sell it and use the capital for other investments.  

I now own 9-units here in Columbus and have BRRRR’ed and Flipped multiple properties after.  

I have not had any more issues with turnover on one type than the other.

Some better than others, but be happy with what you are doing.I have lent money, done flips, wraps, rentals.

I've never had a real issue, and I plan to keep it that way by doing the same consistent things as other have mentioned.
