Bad idea to propose rent raise?
6 February 2021 | 11 replies
Hello,I have awesome tenants in one on my rental units their rent is at least $200 lower than market rent.I am planning to propose a rent raise by $200 when I offer my lease in few days.I don’t have any intentions to impose the raise though and will try to be as flexible as possible. This will help me gauge how motivated are they to continue their stay here.My wife other hand is completely against proposing this raise she is trying to be as conservative as possible as we are still in the pandemic, she is a bit worried and thinks they will leave immediately if they don’t like the proposal and the unit may be vacant for an indefinite time as well as also worried the new tenants may not be as good as the current one’s.I just want to go ahead and propose the raise and roll the dice and see what happens., what would you do in my situation?

15 or 30 year mortgage for rental property?
9 February 2021 | 6 replies
I've never seen the benefit of the 15...... you can always make the monthly payments like its a 15..... but you cant make payments on a 15 like its a 30......The 30 offers you flexibility...... the 15 FORCES you to make the higher payment no matter what your life situations...... loss of a job, health issues, some other financial kick in the gut..... and stuff in life happens, and that 15 year payment may all of a sudden become very hard to keep up with....Got a 30 and want to pay it off faster?

On commercial side, you have a lot more flexibility to negotiate better terms, since the bank will be holding the note.
