When you achieve income, you can then pay yourself from the S-Corp using the 1:2 salary / dividend split to minimize your self-employment tax liability while still showing an income to prospective lenders for personal credit.Hope this helps ......and, for what it's worth, my investing group's tax and legal expert's law firm has an entire department with a sign on their wall which reads, "We Fix LegalZoom Entities".

The B-C closing was supposed to happen on November 11th, which is when the buyers actually closed on their side, so I am getting heat from the buyers agent and broker at this point (I don't blame him).After not receiving the payoff during the 5 business days, I called the lender again to ask what the status was, which they were unsure of, but they gave me the number to the law firm that would be reviewing the payoff request.

Also write down the deceased name and last known address.2) Research if the property of the last known address was titled in the deceased name.3) Send direct mail to executor to explain how I can help and see if they are interested in selling.4) If they call me, I make an appointment to see the property and determine repairs needed.5) Send a letter of intent to purchase the property with my offer based on the rehab needed and my desired profit.6) IF, they verbally accept my offer, I write a formal contract.7) Once we are binding, I send to my attorney to start a title search and I also go back to the property with my contractors and firm up my estimates.8) Once we are clear to close, I buy the house.

She's firmly in the driver's seat, so unseating her will no doubt have consequences which could get grim for all parties involved.I would create a written record of all that has transpired since you acquired the property, regarding this tenant.

If it weren't for BP, I'm not sure I could have become a co-sponsor on deals so quickly, raised capital for syndications, started my own side-hustle and podcast for military veterans, or gain the confidence and knowledge to become Director of Acquisitions for a Commercial Developer/Private Equity firm - essentially changing careers at age 48 after 25 years of NEVER working in real estate!!
