I know that does not answer the lot dimensions aspects exactly, but its very, very common that two surveys will not return two identical sizes.

Without knowing the aspects of your market, I don't know if there is enough meat on the bones for a wholesale deal at $7.19MM, and you could lose a lot of money if you don't find someone to flip it to. 

This comes from experience unless you are paying someone to help with this aspect.

The apparent justification for that is you're collecting and holding funds that belong to someone else and you're entering into a contract on behalf of that party - so they want you to be educated in certain aspects of contracts, leases, fair housing, trust accounts, etc...

Get 2nd and 3rd opinions on critical aspects of the process (e.g. offer price, sell price, rehab costs, financing costs, appraisals, etc). 

The economic, financial, social, mechanical and legal aspects make it fascinating to me.
