Our current plan is live in the current home until the new one is "livable"... then make the current one an ADU and rent it out. 

The home is small and old but everything is working as far as water (public), septic tank, stove, electric, etc.It does look outdated though (and in my opinion ugly), so I’m thinking of perhaps replace it with another used mobile home that’s in good condition and built at least in the 90s.My plan is to live there and flip it after a year or so.

To figure the expense of furnishing, you could use this rule of thumb: $10-15k for the unit itself (things like appliances, living room furniture) and $2-3k/bedroom.

I was able to extend my 3 day refund period, but did decide to go ahead and cancel.

As the title suggests, I'll be living there, while renting out the bottom portion for income.

Hey David,As someone who built out an ADU, lived in it, and now live in the main house while renting the ADU, there are a couple of things to consider:1.

Unlike Evolve, Turnkey and other "property managers", although I like to refer to them as technology companies, we  don't make a living off of the top performing properties and not give lower performing properties attention they need to perform better.

I’m living upstairs with a roommate while I Airbnb the downstairs.
