Does anyone have a vendor you can refer. 

Ask around, get references, interview the lenders, and find one you are comfortable with who will not only lend you the money but also help mentor you along in the renovation process - if your lender is actively helping you to succeed then thats a great sign that they are trusted partner for the long term. 

I forgot to mention that they did provide references because I was very hesitant because it sounded too good of a deal.

How about if you find out while working with me that I did a great job, educated you along the way and you got closer to your goals by doing so: how many people would you refer me to then?
