The current owner is old and reportedly wants to retire.My friend is very smart (was a big name at google, amazon, etc) and is experienced with multiple larger units.

But clearly they are not experienced enough to be handling this on your own.

Does anyone have any recommendations for an experienced, trustworthy mortgage-broker/lender for the city of Philadelphia?

It is a rough neighborhood that I'm renting in.I know ultimately this is a personal decision, but any experienced investors that could throw some thoughts out there so I can do some research, look at it from a different point of view and/or help me come to a decision would be greatly appreciated!!

OK, I'm not a lawyer, so this is just for discussion purposes based on what I know and have experienced in the New Jersey courts: 1.

I've read they mostly like to work with experienced investors who have completed at least a few flips. 

The intent is to refi to a Conventional loan and just wanted to get someone else's, more experienced opinion on my situation.

Christian, if you’re already an experienced investor than disregard what I say.I see many new investors fail tremendously simply because they don’t know how to determine value.
