It’s always a good idea to have a lawyer review your lease but with that said $350 sounds a bit too much.

in so cal it would be RARE to have a lawyer involved in this transaction @David Weintraub  we are a title and escrow stateso take out the 1k  and the two addition doc review fee's 750 and 795  those are straight to the lender for his profit side.other than that fee's are fairly standard..

@Aja McClanahan - I think you need to get an experienced contractor/architect and maybe a zoning attorney involved.

Reviews go a long way.If this is a rental, are you going to charge a monthly access fee for the solar in addition to rent, and let them handle the utility bill, or are you going to cover all utilities?

We are also planning to self-manage so have no intention of keeping existing PM company.Can we provide tenants with our lease for review and request now, “before closing” that tenants sign our lease to go into immediate effect after closing, that is if they plan on staying?

I suggest you review the terms and conditions you agreed to before placing a bid.

(btw; I know you're experienced enough to understand that, just using this to further illustrate the analogy for other readers)

Tell the lender you want to pay for another appraisal because you know the property is worth more and the appraiser won't budge.Most of the times, appraisers wont budge if you ask for a review because then they'd have to explain why their first appraisal was so far off.I've had to do it 3 or 4 times over the past few years.
