While my credit is really good at around 790, I've been getting a lot of "factual data" inquiries lately from banks I have existing loans with, and I feel its starting to bring my score down.I'm looking for recommendations/help on a lender that will approve me for this heloc based on the info provided above, and give me 80-90% of appraisal, and not what I paid for the property, (a rehab) before I invested any money into it...

Due to current family situation, moving and house hacking isn’t possible, so that’s out.For those much more experienced and wiser than I am, do you think it would be better to still focus on my local market (considering I know the area and local economy, can do some of the work myself to save cash on a rehab and can utilize local and existing relationships) and find a way to create cash-flowing deals to achieve my goal, or look for a cheaper market with a lower cost-barrier to entry where cash flow is already more prevalent?

I believe it only needs some minor HVAC work under the crawl space (reconnect two ducts and insulate existing ducting) and a few other touch up items that won't cost more that ~3k to fix up total.

If doing this on a rental property the increase in mortgage might make me negative cash flow due to the rental income not covering the mortgage.... so how can you build wealth or make a profit by using this method of buying houses with equity on your existing properties?

hey i am under contract on my first investment property, currently a 4/2 & 2/1 4600sqft duplex with a pretty easy conversion to 2/1, 2/1, 2/1 triplex.my wife and i are going to live in the bigger half and rent the smaller unit to take a chunk out of the mortgage.a family friend is fronting us the cash for the sale so we can close before the holidays, but i am taking out a mortgage to pay them back and using my existing HELOC for the down payment. i paid $120k cash for my house in VT in 2015, and in covid crazy times it was appraised at $180k for the HELOC. we are keeping the VT house, maybe airbnb or just rent long term.
