@jscot @Brandon Turner I am reading The book on flipping Flipping Houses that I bought on bp a few days ago and like it very much a step by step approach on everything specially for new flippers but I could not find the excel version of those downloadable files that we can use to make our scope of work .Can any out there suggest me some downloadable excel file templates to use for our scope of work.I tried the file area on bigger pockets but did not like as much as I liked the one in the book.Please help me .

Seriously,you need to find a local contractor or building inspector to show you all of the actual problems that need repairs.If the plumbing and electrical haven't been upgraded in 100 years,change it all out immediately before they fail in the middle of winter.Make sure your HVAC is excellent as well.That roof probably needs tending to as well.Then you need repainting,spray foam insulation,flooring,etc.What fixtures is your competition for renters using in their homes?

A "certified appraiser" can give you a "certified appraisal" that a potential buyer can:1- take to the bank, or mortgage company. 2- This is an excellent sales tool when it comes to a buyer signing on the bottom line, and unless your buyer is paying cash, it needs to be done anyways. 3- Is a solid and certified validation with regards to your asking price.4- Lets you know for sure how much money is too much money on the project /A CMA is subject to the RE agent choosing comps within a given area, and thus subject to that agents "opinion" of which properties work best on a comparative level.
