Depending on your loan type you would need to examine either sold comparable properties (called comps) or rental schedules. 

The main attractions are about 20min drive.

You also had to pay for an background check before seeing it which while common I fear drives people away.  

Hi all, looking for some advice,I just purchased my first property, a duplex in another state, but its only a 1.5hr drive for me.

You will need these resources because you do not want to find yourself driving back and forth to your property, especially with it being four hours away.

Besides, if Vegas (the anit-kids and anti-pet) is your main draw, and you are focusing on the adults that dont have kids or pets (at least with them) how many of those people want to drive an hour from Vegas to their beds at night?

So, I know nearly nothing about wholesaling, but I plan on doing my first drive for dollars.

I invested cosmetic improvements into each of the 3-units year-over-year to drive long-term rental rates north as the rental market slowly appreciated through 2016.

Up until this point I have exclusively been driving for dollars, as the sun now sets here in Memphis around 5 pm, I need to learn to utilize other tools.
