If I purchase directly from a turnkey in the future I'll ask them if they can ensure that the property will appraise for the purchase price (I'm not sure if this will help, clearly I'm very green!).

I'm not going to try to convince you otherwise, but I will point out that when the market trends down, there are risks:- Rents can drop- Vacancies can increase- Banks can call loans due- It can be difficult to refinanceSo, make sure you have reserves to cover a short-fall and ensure that your loans are long-enough term that you won't have to refi short-term.

She should be helping you to evaluate the property and neighborhood, understand whether rents are where they should be, run comps on the property, negotiate price and terms with the seller, coordinate the contracts (including terms and contingencies), ensure you're having the right inspections done (property, lead paint, radon in air and water, etc) and serve as a buffer between the parties, especially when things get tense.Good luck!

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.Don't buy in the roughest neighborhood in the urban core.
