Since I attempt to buy and hold through the BRRRR method, I do lean heavily on finding the After Repair Value (ARV) through trusted comparable sales I get from a trusted real estate agent or I located myself of the MLS (multiple listing services). 

I'm encouraged that so many of our fellow BP'ers feel that any restriction attempted by a landlord to stifle the legitimate possession of a firearm is a no-no.

BUT, if you are newer and attempting to learn and they are putting money into the deal i would take a smaller cut because its more experience for you and they are pretty much paying your real estate "tuition".
