You would think it would be standard procedure for any management company when they send out their maintenance guy for any reason to take 5 minutes and inspect the filters while there, at least just to report if tenant is not doing it, but we haven't found that to be the case.       

If he's worried about taxes, he gets to differ the capital gains on the 20% Your offering 5% interest only or whatever (%) you negotiate , as long as its better than 1% its beating the heck out of 99% of savings accountsShould you not make payments he would be able to foreclose on you (try not to mention this one, as he would stumble into problems as he holds a lien behind the bank), however in theory he could start foreclosure procedures.

We also had to have some improvements to the signage and emergency lighting but that was for the town. 

Now days I maintain a small savings account for emergency funds, when I get the statement each month I call myself an idiot and then think gee if I keep it there I can double my money in 72 years.

As long as certain procedures are followed it's not a big deal.

Don't send them to areas that are already mostly renovated but emerging areas within your market.
