In any profession there are the talented and trustworthy and wholesalers like yourself are the exception but as you can imagine all the newcomers with little experience,who just took some webinars,have little cash or credit and have not developed their end buyers is the vast majority. 

He probably doesn't even care if it's only $100 to fix it, he's selling the place and doesn't want to put a single more dollar into the building I'd imagine.

Hi im just starting out in wholesaling today I decided to stop being afraid and email some motivated sellers from craigslist.

For example, I will email them and wish them a Merry Christmas and offer to do something nice for the property like paint an accent wall, install a new microwave, tune up the furnace, paint the front door, etc.
