i have 17 years left on the loan so i had a lot of principal paydown each month. i run slightly into my pocket to pay the repairs/maintenance each month.the kicker was the new house we bought, our quality of life went thru the roof...less commute, triple the space, new home. and an exact house 5 doors down appaised $20k more than our purchase price 6 months later.

Fortunately I am going to be able to support myself even if I couldn't rent the property right away.One thing I clearly underestimated though was the quality of tenants.

Kris- it's Ashland area - downtown location- mile from commuter rail- 6 miles from rt 9- 30 min to Boston- the apartments are in pretty good shape - some more updated then others - the tenant quality is a C at best... but the units are small 1 Bedrooms so I've been hesitant to put too much work into them other then general maintenance...

If I want to renew the lease for another term, I have them sign a "lease extension agreement" that lists the dates of the new term, the amount of rent (if it's different), and the fact that all of the other terms and conditions of the original agreement shall remain in effect.

In regards to your question concerning FMV percentages and purchase prices, I have to say first and foremost there’s an exception to every rule and this is a business of exceptions but normally how it works is a trade desk pushes out a tape of assets and you would bid on the quality of the tape.

Purchase my own property to live in and pay approximately £400/month to live in a lesser quality house but at least the monthly mortgage payment for living in my own property are to pay for my own house, rather than £200 going to a family member (however this may also mean less money for me to invest in a rental property portfolio, which I plan to build up over time).Not sure what is the best way forward starting out.
