We rented a SFH to a husband & wife trucking team from the Deep South.After viewing the home we walked the back yard & came across our big old resident groundhog sunning him on the wood pile.

Because the vast majority of them (at least in my neck of the woods) still don't do screening of applicants.Those with evictions know that, in many cases, larger companies will require screening. 

I plan on painting the poop brown cabinet boxes (the wood is solid) and making new doors.

I would like to clean out some of the bad elements down there, probably at the expense of having more vacancies though.Mobile homes, modular homes, etc. are pretty common up here in my neck of the woods, they are always for sale for cheap or free sometimes when people want them off their property(such as when building a house). 

If you need a roof done they give you a price , and generally on the contract they have verbage for replacing rotten wood ( replace plywood at $ 50 a sheet ) .
