Another little trick I learned is to go on Zillow and type in DUPLEXES for sale in the zip code you are looking at buying.

Thank you for your time,MoosaHi Moosa,I'm in the same boat in determining that now as we've been priced out here in South Florida (currently have 3 properties - a house hack duplex, a long term and a short term vacation rental) I'm also starting my education on that with David Greene's "Long Distance Real Estate Investing" which is referenced on BP quite frequently, so that's probably a great first step.

There are several people here who like to use it for residential properties, but I don't believe it's a great indicator of value for residential, especially SFH and duplexes.

If you're looking to do a flip, then you're more exposed to being hurt by a market drop so it really depends what strategy you're going for.I live in a very hot market where condos & townhouses typically close in 7 days or less (not uncommon for it to sell before open house) and usually over asking price.
