Another little trick I learned is to go on Zillow and type in DUPLEXES for sale in the zip code you are looking at buying. 

In contract for a duplex which is one of our first deals.

Thank you for your time,MoosaHi Moosa,I'm in the same boat in determining that now as we've been priced out here in South Florida (currently have 3 properties - a house hack duplex, a long term and a short term vacation rental) I'm also starting my education on that with David Greene's "Long Distance Real Estate Investing" which is referenced on BP quite frequently, so that's probably a great first step. 

There are several people here who like to use it for residential properties, but I don't believe it's a great indicator of value for residential, especially SFH and duplexes.

If you're looking to do a flip, then you're more exposed to being hurt by a market drop so it really depends what strategy you're going for.I live in a very hot market where condos & townhouses typically close in 7 days or less (not uncommon for it to sell before open house) and usually over asking price.

I recently found a duplex near W 14th and 15th & Warren St in Davenport, IA, that makes a lot of sense when I run the numbers on it.

@Steven Antonellis - you can definitely BRRRR a condo.

I'm looking at investing in a duplex or triplex in Allentown ($120-$160K) and struggling to make some decisions...I only have about $18K available in cash, so I've come up with 2 options. 1.

Then go find a duplex/triplex/four plex and get in it with no money down VA to house hack boom!
