You can't force it or even allow it to draw you easy from mastering your original area.

If they are willing to accept it, then you draw up the actual contract.

Anyways, this is how the timing played out:2 weeks to prepare drawings and find contractor5 weeks to get building permit once drawings submitted to building dept8 weeks for 95% of renovation & passing inspection (the last 5% of reno continued even after tenants moved in).15 weeks total. 

. $1,000 plus is common probably an appraisal that will be around $500Draw- the funds for repairs are usually disbursed (often  called a draw) as  the work is completed there is often a fee involved with each draw, could easily $100 to $200.These are the basic costs, but not an exhaustive listIf you will be financing a flip and you are not well versed in these terms and procedures you probably should hold off on flipping until you fully understand these.

What about buying it at the higher price and putting $25k into an escrow account for repairs and upgrades and then you can draw it down as you need it and all is on the paperwork?

@David Hanson I'm biased towards Scottsdale because it has the most events and draws travelers from all over the US and the world. 

I had my lawyer draw a quit claim deed and file it with the courthouse.

Use an attorney to draw up all the paperwork. 

And i need a lawyer who knows how to draw up the paper work. 

Specifically, I am looking at how their renovation draws work.Any helpful info you can provide is appreciated.
