I see lots of investors here who don't want to get licesnes because they would have to disclose that they are agents, but if you are doing everything legally and ethically, disclosures of any kind are irrelevant.

Haven't heard much about it in last 3 years or so, but whatever happened to the regulations in places like Miami and NYC that required disclosure of the principals on real estate purchases where they previously were able to hide behind corporate names and some regulators thought that might be hiding laundered or stolen money?

And its just a fact that sellers get damaged when wholesalers don't know what they are doing don't disclosure that they really cant close and lead people on.. .its far worse than over pricing a listing.
