(b) A landlord or his agent may enter the dwelling unit without consent of the tenant:(1) At any time in case of emergency-prospective changes in weather conditions which pose a likelihood of danger to the property may be considered an emergency;(2) Between the hours of 9:00 a.m. and 6:00 p.m. for the purpose of providing regularly scheduled periodic services such as changing furnace and air-conditioning filters, providing termite, insect, or pest treatment, and the like, provided that the right to enter to provide regularly scheduled periodic services is conspicuously set forth in writing in the rental agreement and that prior to entering, the landlord announces his intent to enter to perform services; or(3) Between the hours of 8:00 a.m. and 8:00 p.m. for the purpose of providing services requested by the tenant and that prior to entering, the landlord announces his intent to enter to perform services.

I spend a little time answering the typical Airbnb and VRBO requests, then programming my electronic door lock, and making sure cleaners are coming the days they are scheduled for turn overs.I truly want to make this passive, as I am in the Army and I could leave and not have access to my phone. additionally, the long term goal is to make this completely passive so I can travel when I retire.I know there is a cohost feature on Airbnb, and you can hire a company if they are in your area, but I am curious about virtual assistants.

Plus less joints, even if you hard pipe with pvc u'll have glued joints, where a roll of copper, one at the street the other in the house  No doubt I would go with copper under a slab over Schedule 40 but there shouldn't be any joints in the slab with PEX.

I own one rental, did three wholetail flips in Texas, have three new builds going on with Devan McClish right now that should sell Q1 of 2018, one completed local flip and one flip in Gatlinburg TN that is under contact that is scheduled to close on 1/5/18.But now I have to get very serious with buy-and-hold and I need a plan to do so.

@Candace Wiley - While you will not have to file a separate return for the vacation rental, you will have to include it on either Schedule E or Schedule C of your personal return depending on a few factors and the circumstances revolving around the services provided to your tenants.
