I'm in the process of searching for a title company to use for wholesaling and so far the first few companies I've called say they don't do any double closings or assignments.

Title fees?

I have a client that i have been working with for the past 6 months clearing title on a piece of land and we finally closed yesterday.

The title says it all!

It's the title company or the closing attorney that would notice the deed restriction and hold up the closing until the 91st day.

If there cannot be not two LLC's on title... are there forms/contracts/agreements that anyone would suggest?  

I have used a company called www.listsource.Com it's a part of data quick it's first American title company's data base names and addresses should be 20 cents per.  

The mortgage and title will be drafted under his name, however we would both like to have equal share in the property.

Nearby, where I have a rental property, the management company charges at least $500 and won't even say what the charge is.The management companies charge these transfer fees for about 10 minutes of clerical work -- to prepare a bill and send a zip file of standard documents to a title company.Also, ask when an association last had a reserve study made and to what extent the reserves are underfunded.

The title co's and lenders will look at your formation docs when you buy and borrow.
