As far as taxes go, to be 100% I'm not big into flips because i dont like managing contractors and at 24 I'm not patient enough to wait 3-6 months for a flip, in 3-6 months I can do 5-10 deals that equal the amount (pre-tax) on what a flipper makes.

With that said, if you are very patient, there are a few deals to be had here and there.

You will save much more than the 6% fee if you know how to value property and are patient.

I was a "government employee" for 15 years - proudly serving the public's interest  . . . even smiling and patient when 'less than well educated' folk came asking the dumbest questions . . . 

It sounds like you two are doing allright since inventory is low and prices tend to be high just take your time between jobs and just be patient and keep on going.  

Definitely more of an exception than the rule here but these deals do still exist if you're diligent and patient.
