@Crystal Chaillou I would love to read/listen to the self managing seminar you are developing.

Because of its location, I cannot have two proper units, but can have a main unit and an ADU or rent as one house (although I’m hoping the new development will bring a change to my zoning code)  The basement has 8ft ceilings and is completely finished but I’m thinking of digging down behind the rear wall to add a full bedroom and reconfiguring the floor plan to accommodate another room, kitchen, and door to walkout (2 bed/1bath unit).  

Once you bring a few of these, they will see you understand their numbers and their criteria and trust develops.

I think a lot of it comes down to developing a good relationship with a local lender and demonstrating you have a good team/plan in place.

Does anyone have any thoughts on buying in the Applecross Development/Subdivision in Cary (off SW Cary Parkway, at Applecross Drive)? 

Right, it's agricultural/farmland zoning so it can't be developed.

I’m in the beginning stages of changing the layout of the park to allow for the addition of 5-10 more pads, my only issue is that I have a very long term tenant (31yrs) with a TOH that was place on a pad in such a way that prevents development of the additional pads.

So, how do you do serious, in-person market research and familiarity development if constrained by a demanding full-time job?
