Real property and it's related assets have been trading and being used as sources of revenue since the dawn of civilization, as such most of the new stuff is closer to 3,000 to 2,000 years old.

Some towns do enforce but it usually is a greater number then 3 unrelated people.I do know someone who lived in this kind of arrangement and they used to leave stuff all over when there was a potential other tenant coming around.

I have met the tenant (in fact I flew out to get a judge of character on him after that other incident) and he seems very legit.Fast forward to December, all the automatic stuff happens, and I get a text on the 5th asking if I've gotten rent yet.

You can change a rental house to a retail house when you go to sell it, but a retail house will not last long as a rental house.Caveat, I'm not saying do nothing to the house for 20 years or anything, fix stuff and replace stuff as it breaks, harden your units so they will withstand the abuse of tenants, and upgrade your units as necessary to compete in the market.

Very smart to learn all the ways to do stuff, but you need to keep it simple when talking to sellers unless they are pretty sophisticated.
