So it's vital you have an investor minded agent on the ground who can help you make a good buying decision.

In your context your solution works as well or better because you are making the decision for an individual property.

If you want to thread the needle and postpone a decision then go ahead and rent it for up to 3 mores years. 

I say this because if that is how you calculate cash flow then you are going to think you have a better investment than you really do and that will color the decisions you make. 

You decision should be based on many factors.

Not really in need of the capital but want to make sure I make the right decision when the time comes.
