There have been some ball-drops in the communications department, but it's been a solid working relationship so far, and up to this point I have been working solely with the owner and his assistant.

I mean one of the tenants at 7k sqft is the police department. 4 - The broker stated at the listed price of 2.5MM that no local lender would touch this property.  5 - I know is was a flight of fantasy but he confirmed also that the likely-hood of NNN is pretty slim and that the amount suggest as NOI is closer to a GSI.6 - But that at a purchase price of 1.2MM it might be worth trying to stabilize and make a value add play.

In 2011 an Order of Notice was given by the Land Court/ Trial Court Department from their bank to object to a foreclosure proceeding.

Usually they will have spoken to the banking commission and the general counsel for that department to get the clearest picture possible of where the state stands on the issue and how they will classify a deal if a complaint is brought to the courts, or simply filed with the commission.  

Talked to the city zoning department and they said that it is existing non conforming and has been grandfathered in because the changes were made prior to the zoning ordinance.
