Importance of a paid in advance Security Deposit

I was caught in the position where I took money order for deposit and first month rent only to find out the tenants in later months didn't have a checking account and now I'm forced to meet up with them for payment (due to the fact I think mailing money orders is dangerous and they'll find a way to use the excuse lost in the mail).

I'm simply vocal about the city because you've got people promoting it like crazy for its "cheap deals" to unsuspecting new and wanna be investors, and if I'm not talking about the dangers, there are relatively few others with as amplified a voice as I have out there warning them.

If you have tenant problems you could have relationship problems.Couple stress points that come to mind in a rehab situation:1 - After a long day of rehab you say something derogatory about the previous owner/maintenance upkeep2 - You go to make a change that will disturb a precious childhood memory3 - You try to rent and she gets defensive about who lives in her house.I should note; I'm not very diplomatic about the things I say to people in my social circle about my tenants.

One description of this SFR says "Property is occupied by transients, drive only, please don't go by yourself it can be dangerous"Um, okay, so maybe I can see why this is the only fixer in the area that is not listed as "Back-Up Offers Only".... but, if someone buys this place I would assume the new owner can go in with police and clear the place out, no?
