Even if you mess everything up, there is only so much damage you're going to do with a light cosmetic flip.

It usually only works when you're able to buy large blocks of sponsor units and flip them when units open up.

If I know they aren't available on a certain date, I try and get my checkout days for when cleaners are back or even block that day (in off season) My wife can go clean house in a jam. 

Its a good case for statutory damages and attorney fees.

For example a newer build will have copper or pex pipes, PVC drains, insulation, poured concrete basements or foundations (no block walls), and three-wire electrical.

One thing to consider is the damage tenants will do to your units moving the appliances.
