First of all, most bp responders have less authority than that of a government entity, yes, some have real life experience, but there are those who respond when they don't know the law and only heard stories about it but try to contribute as if like they know the law themselves.

@Brian Garlington I agree with @Daniel Gonzalez, while getting Section 8 tenants can have it's benefits, I found out first hand that even though rent control doesn't apply to Section 8, Oakland Housing Authority says that Measure EE part of Oakland rent control applies, which basically means you can not get rid of a Section 8 tenant unless they fail to pay rent.

I continue to study the pros and cons and have contacted the local housing authority so I could ask some questions, but I would really appreciate it if any Section 8 landlords in the Virginia area could give me some idea of what to expect of the locally run program.The following are some of the inquiries that are most intriguing to me:1.

If you can also get in touch with neighbors they can notify you or the authorities if there is any illegal activity going on at the property after you get them out ( And Georgia doesn't play games with squatters).

I know some local conglomerates (I don't want to call them landlords as they're corporate) that don't have any options except deposit or online payment; they don't even provide a mailing address option to the tenants and the on-site property manager isn't authorized to collect money in any fashion whatsoever.

Owning their own land house and garage for 300.00 a month is much more enticing.Travis - Since I believe this park is in the Dakotas, I worry that my experience is not terribly extensive although I did partner on a park development (since sold) several years ago during the shale oil boom.There are many parts of the country where local ordinances and zoning are nightmares but have almost no trouble filling at sizable lot rents and other parts of the country where the local authorities and zoning is little or no problem but the owner has to work harder for residents.Before I did much more in any direction, I would invest some time and money in a true market analysis.
