To clarify the property was listed initially for 299,000 then at 275,000 for long time not sold so we figure marketied correctly with flexiblity we can get 250's which is 30,000 profit.

When you purchase or sell homes with the LLC, the title company or lawyer doing the closing will need to have a copy of your operating agreement and tax ID for the closing file.

I'm not sure about other states around the country, but in Oregon it is state law that if you call a title company and request a property profile, they must provide you with a copy for free.
