Hey Kweli,My best piece of advice is for you to follow a path in real estate that suits your talents/qualities:Wholesaling - Sales & MarketingAgent - Incredible people skills / networkingFix and flipper - Great eye for design, construction, budgeting Buy and Hold - Patient, budgeting, you currently enjoy what you do for a livingETC.Overtime many then venture into different categories (I know I have)  but I would suggest you start with the one that suits you most.

Currently in the process of acquiring land from the city to start the permitting phase of the project.Q's:  Anyone know of any excellent real estate attorney's, multifamily insurance providers, ground up construction lender?? 

Or a buyout refinance between the construction phase and the permanent financing phase. 

I am putting together the plan which includes: the construction expenses, financing, pro-forma's, operations, etc.

With my banks, I need 25% of total costs for a construction loan, which on 2-4 unit builds is manageable, but 5+ unit builds the amount of capital required gets big fast.I totally disagree on getting plans first.  

Unless, of course, you have pull in the borough...This area is a frankly a mess in terms of residential construction, Jonathan.
