I just finished reading the BiggerPockets "Getting Started" Page (http://www.biggerpockets.com/starthere) and the first two "Core Beliefs" had me convinced I'm doing it right this time now. 1) Real Estate Education Should Be Pitch Free "There is a time and a place for making money off information - but BiggerPockets is not that place and today is not that time.

You are going to have to go pretty far outside the core of DFW to find the kind of houses you are looking for (1995 or newer, good schools, low crime, etc.) and still get any cash flow.

Amy Wan is a great contributor on these forums in that regard.Compliance issues aside, I doubt that'll be a particularly successful strategy unless you have some excellent content, a great sales funnel, or something very compelling on the back end.

I see no compelling evidence that buy and hold forever can produce real returns on capital north of what can be had in equities markets with very few exceptions.
