I want to make sure you thoroughly understand this piece since you are going it alone.The Fair Housing Act prohibits discrimination against prospective tenants and current tenants on the basis of the following characteristics or "protected classes": race, color, religion, sex, national origin, disability, and familial status.

Someone may have lost weight, gained weight, changed hair color, gotten eyeglasses or contacts, etc.  

Mess & style of tenant will 'color' the perception of the prospect.Move'm out, clean up/paint as necessary. 

If i were flipping it i would look to give color.  

Others to also look at is providing custom paint colors for 1 or 2 rooms. 

This 3BR house has only been vacant ten days and a lady looked at it and said she will sign the lease if A-- we paint the kitchen a different color, and B-- if we let her put up a chain link fence around the back yard at her own expense.How does this sound to you guys?

He said the colors don't match with his decors.

I would look at adding some annual flowers with color.  

And make sure that right is grandfathered in.Oh, and the same board, while I was on it, chose new paint colors for the complex.  

It doesn't necessarily refer to color, you can use it with any color, or white for that matter.
