I find the best response rate from house-for-rent signs on the lawn (with a box of flyers with pics of the interior and other info), and on the main street two blocks away, directing them to the house.

That would make me uncomfortable as it would seem they aren’t as “big” as you might think and the slightest road block where more money is needed could be them demanding it from investors to even continue construction.Now don’t get me wrong I put together draw packages all the time where we do draws along the construction time line and each party puts in money to pay for construction as it moves along but these are huge projects and a different animal.All I am saying is there would be lots of questions in my head as to why they wouldn’t want to use escrow and IF they needed my funds to actually break ground or not.

So we bought a beach duplex in Carolina Beach, NC 2 blocks off the water, our downstairs 3/2 unit is on track to do 57k this year, which pays our mortgage, taxes, insurance, and cash flows about $1400 a month on a yearly average.

Now they lend that exact same $500k to the next family, possibly churning the same $500k block of funds 6 times in a single year for $10k a pop (12% ROI).If it's not a Fannie/Freddie loan, that money needs to come from you in some way or another -- typically baked into the rate, terms, fees, etc.Basically it's subsidized mortgage v not subsidized mortgage.
