Real Estate wise:My number one goal is to streamline my company to run more efficiently - keep consistent records, analyze properties on an individual basis and the company as a whole, tax strategies etc Secondly I'd like to add 1-2 more properties this year - as long as the numbers work - not really pushing to add anything this year though Thirdly - come up with a strategy and implement it so that I can scale going forward.

Hey Kevin,For sellers: Go to your local title and escrow company and buy a couple of lists that you can get skip-traced.Ask for out-of-state owners, homes with high equity (80%+), and drive around to find addresses of houses that have deferred maintenance. 

It's important that the smaller companies offer security for your bank accounts, etc and the option to integrate into other software platforms if you do rapidly grow. 

I worked in corporate sales for 25 years and sold elevators for 17 years for the same company.

I'd also ask the owner the the HOA management company and see if you can get it in writing, not just verbally.   

We use title companies for our closings in NM, so they usually have an attorney in the wings to prepare these for us. 

All these major companies are here and all these related businesses are here and there is still a lot of migration into Texas — it's a perfect confluence."

Some things we learned as we enter year 2:-cleaner is most important-handyman is also important(you can find both of these reccs on facebook groups for your local market unless mgmt company gave to you)-schlage lock (or similar)-google mesh for wifi and nest (or similar)-nice, professional photos-communication is key (you can find those template prompts on BP forums)then let it rip!
