What are some tips or tricks of the trade that I should be aware of before my first venture?

I use a clean logo and title, and basic contact information (phone, website, etc.).

Judgment.... thats a laugh.... this woman is a stripper in Vegas. 1099 and tips... you can't garnish her paycheck......

My lease says that the tenant is to keep the yard clean, but tenants often don't do that.

Let's see: Exercise the dog, rake the leaves and trash up, do the dishes, clean the house, do the laundry (including changing and remaking the beds) wash and gas up the van...Oh, a biggie---get my computer to work better and faster.

You do have a good point about them being kept clean and properly cared for.
