Renting Fully Furnished Housing

My Husband and I rented a fully furnished house to a woman and her child in Henderson NV. She decided she no longer wanted to pay her rent. She was evicted after 3 months. She not only destroyed the inside of the house but she also took all the furniture and appliances eccept the fridge which she dumped over onto the travertine floors and cracked.... This was a high end home. Our Previous home that we had furnished and decided we wanted to start again so we left all the High end furniture, paintings, plasma TV's ect... The police were called as she was moving everything out. They didnt stop her because she had a lease. The lawyers said they wanted a 5k retainer and we could get a judgment against her. Judgment.... thats a laugh.... this woman is a stripper in Vegas. 1099 and tips... you can't garnish her paycheck...... We repair credit for a living and we rented to her so we know what her credit looked like and she didnt care about her credit, a judgment wouldn't have hurt her or helped us any, and we'd be out more in court costs. So we get to write off 100k in stolen property this year..... so sad.... beware of renting furnished housing.. there are few laws protecting you and even more that DO protect the tennant. Oh and YES we had a detailed list of items the house came with on the lease..... so sad.
