I'd also highly recommend taking a drive down to Waltham for the Black Diamond meeting.  

It's a personal choice however, and getting or not getting a license isn't black and white with investors...

I'd also recommend going to the Black Diamond meeting in Waltham (alternates every other month with their Worcester location, next Waltham one is May).  

Right now the market is "Red Hot"  I always say the best time to buy is between black Friday and xmas, 2nd best is during "Back to School" season.  

For example, you buy the place and the tenant could claim the Seller allowed them to paint the walls black or that their security deposit was twice what the Seller claimed.
