On another note, how do you structure your company?

As much as possible I'd recommend getting really clear on your goals in life and how real estate fits into those, and then iterate from there.If you are buying at a distance (specifically you're not moving from house to house and collecting houses as you go) then it would be a great simplifying factor to buyer AN asset or two with many doors, but there are other ways you could structure it so that small multis are the way to go.So, back to the root . . . what do you want to accomplish in life, and what role does real estate investing play in that?

If you're concerned about them "driving off," maybe install structural steel cable as a guide?

I would look for a shell which needed a minimum of structural repairs (that steal 'I' beam was expensive).

If you were in my shoes, wanting to buy a STR but need financing backup and intend on running the business yourself, how would you structure your business and why? 

I plan to use them for tax preparation, accounting, and some consultation services regarding my business structure this year.

My wife and I live in Edmonds, WA, and we own and operate one STR in AZ and we are working on buying our second property (likely in PA or FL).Thinking ahead to our third property we want to explore a partnership model and we need some education and guidance for how to structure things safely for all parties involved.
