I would go onto Craigslist or Facebook marketplace and search for plow services, I see them on there all winter and I am sure someone from the Portland area here on biggerpockets will have a good alternative to 8k for three car spots!

Right now, we post on Zillow (and all the other sites it automatically posts that to), Facebook marketplace, Facebook FSBO/Buy, Sell Trade/Mom/Army Wives/etc. groups, Craigslist, post to our business Facebook & Instagram, email it out to our mailing list, and have a few other professionals in the field we work with to get the word out.

Yeah, it's possible they submit a fake ID, but I view that as unlikely.Today I got a request on VRBO from a guest who wanted to book several days in April but wanted to pay by company check or certified check, since supposedly his company was covering the vacation.  

I would either send certified mail or heavily document for the proof you sent it.Just as a side - I wouldn't use a lease that says they are responsible until someone else moves in, just a lease break fee of 1 or 2 months and move on from them.

It is a 13-month lease and I am planning to send them a letter (certified) of my intention to not renew their lease.
