Go to the state WEBsite for the REA (real estate agency) and they give requirements.Usually (in order):1) Need class hours from state-certified instructor2) Need to pass the test3) If first time, you'll be considered a junior and need to do some time-served under a Principal/Managing Broker (again read the REA requirements)4) After your time served, you can apply to get a Principal Broker (whatever your state calls them), get it and hang out your license as a sole practioner.

But that said, keep in mind that investing in real estate is only partly investing in a location and an asset per se, and is largely about running your own business... the results you will experience will stem more from how you run your business than anything else in most cases... so get scrappy and become your own expert, and DEFINITELY be careful about whose advice you trust, especially if the advice-giver stands to make a buck off of you!

Looking for an expert to tell me what I’m overlooking here, but after running the numbers it seems like a solid investment and a solid return after 5 years with no investment of cash out of my pocket (unless I need to cover some of the mortgage if I don’t get the rental rate of $1950 plus).
