Last summer, I orchestrated the reconstruction of my grandmother's house into a 10-room boarding house, and am now managing the the property and its tenants. 

Predicting the market that will have the best appreciation over the next few years is akin to going into a strawberry field in the fall and trying to pick out the plant that will produce the biggest strawberry next summer.

Last summer I had a sump related flood in a property in southern Ontario.

Our original intent was to use it ourselves to escape the heat in summer, and possibly rent it out on websites like VRBO or AirBnB. 

I'm considering looking at having a management company manage the property for me, but would like to do a local property.I'm not working right now--taking the summer off before going back to doing some consulting work.

Where we have apartments, the area schools are pretty well in sync so I haven't had this issue, but do often have people wanting to move out early (usually those who have graduated) and others who want to get settled into a place in the summer, so we have the outgoing tenants sign a statement stating when they will be out of the unit so that the new tenants can move in.  

It's definitely seasonal, with big rushes in summer and various "bike weeks" and such.

Many vacationing families return to the same rental home every summer.

I have a feeling prices are inflated at the moment (summer) and was wondering if there is a general strategy in the Houston market to avoid some of the inflations we experience in home prices throughout the year (for ex: parents wanting homes in school districts near the start of the school semesters).
