Not saying that mobile homes can't be a great investment or that I won't try investing in them again, but I was burned in the past by not taking into account how much extra management and upkeep they can be. 

I do agree with your final statements about harboring the relationship - and agree completely - she could be a great asset in the future, and def. do not want to burn that bridge.

And I have to tell you that they bring me value instantly.

If I was investing in the stock market I would be doing the research myself (been burned counting on others).

The point of all this is that scammers, gurus or unaware RE investors use these instant profit concepts to justify their activities or success and such are usually complete fabrications of value and claims of instant equity.
