I am not the right choice, but I do know a lot of people -- if you would give me a few more details, I may have a recommendation.  

Doing a work out with the borrower has its challenge since they really don't want to deal with the lender even if you are not a bank.

You have two choices, hire someone who is willing to teach you how to estimate (online or physical), or self-teach by buying some books like J Scott's book or Construction installation encyclopedia.

I'm interested in the choice.

@Andrew R.My guess is that your max LTV on a HELOC or HEL would be 90%, leaving you a max of $80k to borrow.  

The only time it takes me two weeks or longer to get preapprovals out are for a very small minority of borrowers.

This is not to condemn owners, life happens, but choices were made that prohibit continued ownership.

I have lots of clients in the same boat- just getting started and trying to make the best possible choices as they move forward.
