Within your Roth you could get more conservative with stocks and add in bonds or other low volatility investments and cash.

The U.S. government has very aggressively in numerous forced interest rates to be low and remain low.When interest rates rise to more realistic market levels, and interest rates may be very high due to the 3 Trillion the US government is holding in bonds (recall the Jimmy Carter days), there will be more buyers for more moderately priced real estate with good finance terms.

I keep reading all this gibberish about the fed tapering bond purchases, treasury this, stocks that, blah blah blah...I could care less about stocks, bonds, treasuries, etc...

In a bond portfolio you select bonds that mature or payoff at different times along a period of time.

Certainly not as passive as investing in stocks and bonds, but much less work than wholesaling or fix and flipping.If you want to do fix and flips, why not do that now?

You get to cut your teeth on the finding good deals part of the business.
