You will come across people who buy distressed property in the the roughest neighborhoods and and build portfolios, those who focus on small multifamily, large multifamily, some who buy turn key rentals or even new construction -- it ALL can work.

I'd recommend not trying to find land buyers and work on building relationships with developers and understanding their buy box in your market. most markets have 20 developers or less if you are in a Tier 2 city which I'm guessing you are. no market in Denver is tier 1

Some lenders allow ADU builds in the reno, so if the ARV has enough room, this would be a strong option.

We are living in Greenville, SC at the moment, but are building in Spartanburg, SC where we intend to house-hack. 

Our Company sold a small none performing 18 unit apartment building in Cal City last year for under $23,000 per door.  

My wife and I are likely looking at cracking into OOS investing in STR's in the next 12-24 months, and this was an awesome lesson for us that taught us that we will really need to be ready to build out a strong team to execute an OOS STR.
