They steal stupid stuff like people's flip flops. they party late into the night on weekdays. they behave as if residents are there solely to facilitate their good time and buttonhole them for information and directions when they're out walking their pets. they tailgate at the beach access because the hosts are too cheap to pay the association dues. they trespass on resident's property to fish and sightsee then become belligerent when asked to leave. etc etc etc.It really does degrade the character of the neighborhood and the experience of living here during the high season.  

The above is correct - for the MOST PART (ie income guidelines aside), a duplex requires 15% down (regardless of owner occupancy)After calling many many banks (15+), I was able to connect with a lender who would be willing to "hold the note" and therefore is NOT restricted by the Fannie/Freddie guidelines. 

I'm in the same boat and I'm having a lot of trouble.

I have done research on the smart tools that would be useful to manage a property, and I'm thinking about Smartbnb, August locks, Pricelabs, Hostfully, Party Squasher, Noise aware, etc.

I've been on BP for many years and never heard of anyone successfully using 3rd party management in D class.

However, I'm very motivated to make this work, for any parties involved.

I went to a house party about 12 years ago and it was funny because about the only thing everyone brought was pies.

There a way to go to court and force the other party to sell, its called "Partition Suit"  however, that's going to take filing a lawsuit, going to trial and paying an attorney.
