The house has plywood across the front door and sliding doors, holes in the drywall, a disgusting and dated kitchen and bathrooms, and a bad roof.

Dave you need to make a list for plumbing - bathrooms and fixtures in them, kitchens (ditto), laundry, hose bibs, list all the plubing you want to see done. for electrical work - same thing make a list.

I cleaned it up and sold it for $85,000 to a guy who added another bathroom and some paint and got it appraised for $120,000.
